A prime, diversified wholesale industrial and logistics fund established in 2015, comprising $183 million of A grade assets across Canterbury and Auckland. The portfolio includes 11 properties occupied by 12 tenants, with a high quality covenant base spanning logistics, manufacturing and distribution.

The Fund targets stable, sustainable income distributions, through a PIE structure, alongside medium term capital growth through active asset management.

Mainland Income Fund 4

A single property wholesale industrial fund established in 2016 through the acquisition of a manufacturing facility on a strategic 7.8 hectare site, secured by a long term lease. The property is situated in the heart of Rolleston, Canterbury's fastest growing industrial and logistics hub.

The Fund targets stable income distributions alongside medium term capital growth, with development optionality identified through further development prospects on site.

Mainland Capital Growth Fund

Mainland Capital Growth Fund (MCGF) is a value add, multi property industrial fund comprising 18 properties located in both Christchurch and Auckland. As at 31 March 2026 it has a gross asset value of $105.3 million. The portfolio is leased to 19 tenants across a variety of industries and is subject to a number of asset management initiatives focused on increasing rent and lease quality.

The Fund remains in growth mode having previously expanded through acquisitions in 2021, 2022, 2024 and 2026. MCGF has achieved strong capital growth, through a PIE structure, through selective acquisitions and strategic asset management, and continues to evaluate new opportunities while maintaining income distributions.

The Christchurch Fund

A wholesale fund established in 2018, comprising 8 A grade office and retail buildings throughout Christchurch CBD. The Fund is diversified across 44 separate tenants spanning professional services, health, retail and hospitality. The properties house well known tenants including AECOM, Ministry of Justice, Colliers, Asics and the Little High Eatery.

The Fund targets sustainable income, through a PIE structure, with medium term upside through strong macro fundamentals and active management.

Crawford Property Trust

A single asset retail fund, managed by Mainland Capital since 2011. The Fund holds a high quality, large format retail property in a prominent central Dunedin position with SH1 frontage and generous rooftop carparking. The Fund benefits from a strong tenant covenant. Briscoes and Rebel Sport, a national retailer operating as two trading entities, have occupied the site since 1999.

The Fund targets stabilised income returns, through a PIE structure, with long term capital growth prospects.

A diversified wholesale industrial and large format retail fund established in 2015, comprising $54 million of regional assets across 9 properties in Christchurch, Palmerston North and Nelson. The portfolio's 9 tenants include well known brands NZ Post, Woolworths, Move Fuel and Rockgas, providing rental income diversity across regions and industries. The acquisition strategy focuses on well located properties with large land holdings and future development potential.
