Our Core Funds provide investors with a range of income-focused strategies across various property asset classes.
Our Core Funds include industrial, office, regional and large-format retail funds. The Core Funds are defensive in nature and focus on regular income with medium-term capital growth prospects. Our investors are provided with the highest level of governance, with nationally recognised external parties providing trustee, audit, accountancy, and legal services.

Mainland Growth Funds
Innovative financing structures, counter-cyclical investment and identification of distressed or under-managed assets are typical of these investment strategies.
Mainland’s Growth Funds focus on value-add and opportunistic real estate strategies in the New Zealand market. These opportunities target higher returns and inherently carry higher risk. As such, they are only suitable for a select number of Mainland clients. Strategies are deal-specific and are not driven by asset type, location, or diversification targets. Business plans typically involve the repositioning and/or development of property assets to maximise rental income and generate enhanced total returns.
Mainland has delivered a number of value-add and opportunistic strategies with favourable outcomes. Our approach to these funds is highly selective, with a track record of 100% capital preservation.

The alternative investment strategies consist of targeted approaches within non-traditional asset classes, with a particular emphasis on sectors demonstrating structural undersupply and long-term macro tailwinds. By providing end-to-end management, investment, and governance within these specialist sectors, we provide investors with diversification through assets that have traditionally had barriers to entry.
